The purpose of the Zoning Commission is to guide the growth and development of the Town of Washington so as to promote beneficial and convenient relationships among residential, commercial, industrial and public areas within the town in accordance with Section 8 of the Connecticut General Statutes and the Town of Washington Zoning Regulations. Zoning is responsible for the issuance of permits related to commercial and industrial projects as well as additions or accessory structures.
Permits are typically required for: new buildings, structures and accessory structures, home occupations, signs, tennis and other sports courts, swimming pools, fences, patios, decks, remodeling that will change a buildings use, proposed uses of existing and proposed buildings and properties, such as commercial and industrial uses.

Washington Zoning Regulations
Adopted December 15, 1939, last fully revised July 15, 2008, the Town of Washington Zoning Regulations should be consulted prior to performing any activity that requires a zoning permit. The Zoning Regulations exist to provide for the orderly and responsible growth of the Town from a residential, commercial and industrial perspective.

Open this map to determine what zone the property you are interested is in. The zone of the property impacts how close you can have a structure to your property line, how big a structure can be on your property and what uses are allowed for the particular zone (i.e. – commercial or residential.)
Washington Zoning Application for Zoning Permit
This is the actual permit that you must fill out for activities such as additions, houses, pools, decks, garages or sheds that do not require a special permit application.
Washington Zoning Special Permit Application
Some proposed uses in the Town of Washington require a Special Permit which gives the Commission greater discretion in reviewing an application. A Special Permit requires a Public Hearing to be called at which members of the public may comment on the proposed application. A Special Permit is required for a number of reasons including but not limited to: buildings which are over a certain size threshold, high traffic generating uses, accessory apartments, certain uses in residential districts, etc. A Special Permit application requires a site specific survey, site development plan, stormwater management plan, lighting plan,sedimentation and erosion control plan and traffic study which can all be performed by our office.

Residential Density Determination Form
This form must be completed for all Zoning applications for first cuts and for lot line revisions and for all applications to the Planning Commission for subdivisions and resubdivisions. Information must be supplied and calculations made for each lot proposed as well as for any existing lot, even for applications where an equal exchange of acreage between two existing lots is proposed.
Connecticut Public Act 05-124
This Act states that an applicant cannot file a permit application other than for interior work in an existing building or for exterior work that does not expand or alter the footprint of an existing building if the subject property is encumbered by a conservation restriction or preservation restriction. Please read the above Act fully to ensure that your permit will not be unnecessarily overturned if it is to be appealed.
