A new multi-family housing project has approval in New Milford. On Tuesday, the Zoning Commission approved a zone change for 45 Fort Hill Road from restricted business to multiple residence district. The change will be effective May 1. Zoning also approved E & R Commercial’s proposed, multi-family housing development for the Fort Hill site, on the hill behind the Big Y. The property was formerly owned by the Ezra Woods Post No. 31 of the American Legion.
The controversial multi-family development was approved in a 3-2 vote. Property owner Joe Enright reduced the density for the proposed Fort Hill Gardens from an earlier 48 units in four buildings to 36 units in three buildings on five acres. Parking has moved underground.
Zoners Bill Taylor and Janice Vance opposed the zone change. They were concerned about the stability of the slope at the back of the project and the impact of the development on the farm across the road.
Neighboring farmer Paul Buccia-glia of Fort Hill Farm has opposed the proposed development. Mr. Taylor, who ultimately voted to approve the site plan, was also concerned with the proposed density, which he likened to “trying to put five pounds of stuff into a two-pound bag.”
Fellow zoner Steve Paduano said, however, he believes higher density development belongs, near the downtown and the area around Fort Hill, Peagler Hill and Sunny Valley roads is going to see growth soon.
Zoner Sharon Ward said the applicant had “done a yeoman’s job” answering questions, making changes, including eliminating one building, and had met zoning’s requirements to her satisfaction. Zoning chairman Eleanor Florio voted for the zone change but against the proposed site plan.
